
Phase 2: Schematic Design
This phase is the reflection of the previous phase. All of the information collected during the Programming & Investigation phase will be evaluated and presented back to our clients visually. These visual presentations will be in the form of precedent studies, schematic plans and elevations.
Precedent Studies are done prior to the schematic plans and elevations. These are visual presentations of images which interpret the ideals of the project in terms of historical and architecturally significant works which convey the same ideals. This tool is helpful in determining whether we have correctly interpreted the client’s ideals and it also serves to convey our intent to an Architectural Review Board prior to investing a great deal of time and money in design.
Schematic Plans are where we lay out the plans of our client’s home, room to room orientation, sizes and general details to be included. All Schematic Plans are done by hand, allowing for rapid exploration without getting bogged down in the exact details required in Cadd drafting. We strive to make 80-90% of needed changes during the development of these plans.
Schematic Elevations are done after the first presentation of Schematic Plans. Once the initial plans are presented, we will have a firmer understanding of the plans and any changes which may alter the elevations. The Schematic Elevations will be based on the client’s clippings and photos as well as the Precedent Study.
During this phase preliminary pricing should be sought from interested builders. This pricing will be general “ball park” numbers and will be used to adjust the scope of the project if necessary.
